SUMMARY

A rare opportunity for a couple seeking to get away from it all to acquire an easily run and profitable business, a most attractive home with peat cutting and grazing rights on Dunnet Head at the most northerly point of the UK mainland.  An ideal location for the amateur radio enthusiast and outdoor activities such as fishing, horse riding, cycling, kayaking and walking.  The current owners have developed a number of walking routes in the area with maps, photos and route cards which are used to market the business.  See http://www.walkingworld.com.

Situated on the single track road to Dunnet Head (B855) in the small community of Brough the property is very well located being only 10 minutes drive from John o Groats, 15 minutes from Thurso and 25 minutes from Wick.  The Orkney ferry is 5 minutes drive away making it an excellent stop over to and from Orkney. We are three miles from the three mile stretch of golden beach at Dunnet Bay

The business is a mixture of self contained and bed & breakfast trade, and there is plenty of room for expansion with tours of the Head. organising the annual Caithness & Sutherland Walking Festival which was launched by the owners in 2004, activity holidays and expansion of the café facilities. Since taking over the business in 2000, the emphasis has been to encourage visitors to stay in the area longer and have worked with the Highland Council, Scottish Natural Heritage (SNH), and other bodies to develop a good location for people to relax and enjoy the great outdoors. We are members of the Orkney Tourism Forum and there are opportunities for development of links with Orkney. The property is listed in many guide books and the owners have developed their own guide book which is available at http://www.dunnethead.co.uk.

The owners are now engaged in other projects and can help market the property in Spain and other areas as a holiday destination under their company Caledonian Iberian ConeXions S.L.   The business is run on a seasonal basis between April and September, but we do get enquiries during the winter months, especially at Xmas.

There are three letting rooms – 2 double ensuite rooms, 1 twin room overlooking the Pentland Firth, Brough Bay and rock stacks, a separate toilet in a private lobby,  a lounge, kitchen, separate bathroom, the old post office which housed the restaurant / information centre.  The owners´ living accommodation consists of radio room, kitchen, conservatory and bedroom.  There is also a caravan and garden.

This property has been bought without the 5 acres of land, stables and agricultural shed.
